Here are some steps our roofing specialists follow while performing roof leak detection and repair work at your property.

Visual inspection: Our roofing experts begin by inspecting the roof visually. They look for signs of damage or wear, like missing or damaged tiles, deteriorated flashing, damaged gutters, and visible water stains or signs of moisture on ceilings and walls.

Water Testing: If the source of the leak is not immediately apparent, water testing is conducted. We use a hose or water source to apply water to specific areas of the roof, starting at the lowest point and working upward. Observers inside the building monitor for any signs of water penetration. This method helps pinpoint the location of the leak. Infrared thermal imaging cameras can also identify leaks by detecting temperature differences in the roof surface. Our personnel might also use moisture meters to check for elevated moisture content, which can indicate a leak.

Documenting Findings: Roof penetrations, such as vents, skylights, chimneys, and plumbing vents, are common areas for leaks. Our roof personnel will inspect vulnerable areas for signs of deterioration or gaps around the penetrations that may allow water entry. Throughout the leak detection process, we will document our findings and the locations of identified leaks. This documentation is valuable for planning and executing repairs.

Safety Precautions: Our personnel will always wear safety equipment, such as a harness, non-slip footwear, and appropriate tools when working on any roof.

Clearing Debris: Repairs start with removing any debris, leaves, or non-organic materials that are obstructing the flow of water or causing damage to the roof.

Temporary Patching (If Necessary): In some cases, if the source of the leak is obvious and repair materials are not immediately available, we may apply a temporary patch to prevent further water entry. It is done using roofing cement or sealants.

Repairing the Roof: The repair method used will depend on the type of roofing material. For example, damaged tiles are replaced, cracked tiles repaired, or rusted metal sheets replaced. Flashings, vent pipes, and other components contributing to the leak will be inspected and repaired or replaced as needed.

Sealing: Proper sealing is crucial to ensure the repaired areas are watertight. Roofing sealants are applied to joints and seams to prevent future leaks.

Quality Check: After the repair work is complete, we will conduct a comprehensive inspection to ensure that the repair has resolved the issue and that no areas are compromised. Any debris or old materials resulting from the repairs is removed from the property.
